Famco Crown Repair: The Queens Owner’s Guide
We stock and install Famco-compatible chimney crown repair systems throughout Queens, with most complete crown repairs running $450 to $900 installed depending on the crown size and how much of the existing masonry needs to be rebuilt first. We carry Famco crown kits on our trucks, so if your crown is the only thing that failed, we can usually handle the repair in a single visit. Most Queens homeowners discover the problem the same way: water stains on the ceiling near the fireplace, a damp smell after heavy rain, or crumbling mortar pieces showing up on the roof or in the gutter below the chimney.
Which Famco Models This Applies To
Famco makes crown repair systems in three standard sizes: 13″ x 13″, 13″ x 18″, and 18″ x 18″ inside dimensions, covering the vast majority of residential flue tile configurations in Queens. The key compatibility check is measuring your flue tile’s outside dimension, not the inside opening. A lot of homeowners measure the hole they can see from below and order the wrong size. Famco crowns are designed to sit on top of the flue tile with a drip edge that overhangs the brick, so the overhang dimension matters just as much as the tile size. If your chimney has two flues side by side, Famco makes a double-flue crown kit, but those almost always need to be measured on site because mortar joint spacing varies from house to house. We use genuine Famco crown forms and Famco-specified CrownCoat sealant on every crown repair. There are cheaper aftermarket forms out there, but in our experience the plastic warps before the concrete cures, and in Queens that means you’re doing the job twice.

Signs Your Famco Crown Repair Is Failing
- Water in the firebox after a hard rain. The most common tell in Queens. A cracked crown lets water run down through the brick, and you’ll see it as damp spots or actual puddles in the fireplace floor a day or two after a storm.
- Spalling brick near the top of the chimney. When the crown fails, water soaks the top three or four courses of brick. Freeze-thaw cycles in a Queens winter pop the brick faces off. Look for brick chips on the roof or in the gutter.
- Efflorescence, the white chalky staining on the chimney’s exterior. This is dissolved salt being pushed out of the brick by moisture. It means water is moving through the masonry, and a failing crown is the most common entry point.
- Visible cracks in the crown itself. Get a ladder up to roofline on a clear day and just look. Hairline cracks are normal and often acceptable. Cracks wider than a quarter inch, or cracks that go all the way through to the edge, are not.
- Damp or musty smell coming from the fireplace in summer. Queens gets humid, and a compromised crown traps moisture in the flue, which produces that stale smell that gets stronger as the house warms up.

AfterReplacement Cost & What’s Included
For a standard single-flue Famco crown repair in Queens, most jobs land between $450 and $900 installed. The range depends on three things: whether the old crown can be sealed and formed over or whether it needs to be fully demoed first, how much loose masonry needs to be repaired before the new crown goes on, and roof access – a steep pitch or a chimney in the middle of a slope adds labor time. Every quote includes the same things, no exceptions: removal or prepping of the old crown, installation of the Famco crown form with proper overhang and drip edge, CrownCoat sealant, and a written workmanship guarantee. If that repair fails within 365 days, the second visit is free. That’s the Done Right Promise, and it’s written on every quote, not hidden in fine print. You’ll get a fixed number from our technician before any work starts, so there’s no surprise line item at the end.
DIY or Call Us?
Here’s the honest version. You can inspect a crown from the roof safely if you have a stable ladder and the chimney is accessible, and we encourage every Queens homeowner to do that once a year. What you should not do is attempt a crown repair from a ladder or by leaning over the roofline. Crown work requires mixing and pouring concrete, setting a form squarely, and troweling a drip edge, all while standing on a roof surface. One slip with a bucket of wet concrete is a hospital visit, and a crown that isn’t sloped correctly just sends water toward the flue instead of away from it. We’ve re-done enough homeowner attempts in Astoria and Jackson Heights to know it usually costs more to fix a bad DIY crown than to do the job right the first time. If you suspect crown damage, call (518) 719-4643 and we’ll take a look.
FAQs
A properly installed Famco crown with CrownCoat sealant typically lasts 20 to 25 years in Queens, but the freeze-thaw cycles in our winters mean real-world lifespans are shorter than in warmer climates, so expect more like 15 to 20 years before visible wear appears. That said, if the original crown failed because of storm damage or settling rather than age, those years start fresh after we replace it. We’ve seen crowns from the 1980s in Forest Hills that were still doing their job when we inspected them.
Yes, if the crack is hairline-width and the crown is otherwise structurally intact, a CrownCoat sealant application can often buy you another 5 to 8 years for a few hundred dollars less than a full replacement, but a crown with wide cracks, missing chunks, or a flakey surface needs to be replaced, not patched. Ruben Castellano will tell you straight which category you’re in. We don’t recommend a sealant-only repair unless it’s genuinely viable, because a failed patch job means another roof call in two years, and that’s not a good deal for anyone.
A standard single-flue Famco crown replacement takes 3 to 5 hours on site, including the time to prep the old crown, set the form, pour, and finish. The concrete needs 24 to 48 hours to cure before we recommend any rain exposure, and we’ll check the forecast before scheduling so the work has a dry window.
Yes, our Queens service trucks carry Famco crown forms in the three standard residential sizes, CrownCoat sealant, and bonding adhesive, so most crown repairs are completed in a single visit. For double-flue or unusual-size custom crowns, we measure on site and complete the repair at a second visit once the correct form is in hand, usually within a week. If you’re also considering a new liner, we stock and install DuraFlex, HeatShield, and Gelco systems as well, and we’ll give you one honest recommendation rather than three competing pitches.
